More apartments in the Procházkova 7 project have been sold to their new owners. Developer CRESCON has already sold 60% of the luxury apartments in the attractive Podolí district of Prague.

The residential building with eight residential units and one non-residential unit was put on the property market last February. Despite the crisis, which has hit every sector, these exclusive apartments are finding new owners on an ongoing basis.

The sale of apartments

"We are very satisfied with the sale of apartments to date. This is particularly pleasant in the hard times we are currently facing where clients have been postponing their decision to purchase and primarily buy flats in completed projects.

In our case we have sold more than half of the apartments even before a building permit has been issued," said Jan Jerie, director of CRESCON, commenting on the current situation. "This shows that high-quality projects never lose out and owners can be found no matter what.

The prerequisite for this is, of course, an attractive location, modern architecture, an elaborate apartment interior layout, precise craftsmanship and quality materials," added Jan Jerie.

It is expected that building permission will be issued for the Procházkova 7 project in November of this year. Development will be launched in the last quarter of this year and is set for completion during the second quarter of 2011.

The developer is selling the flats itself through its commercial department. This is a stand-alone residential building with 5 aboveground floors comprising 2-bedroom (3+kk) and three-bedroom apartments (4+kk) ranging in size from 92.5 sq m to 119.5 sq m, each with a spacious terrace.

A penthouse, with a large roof-top terrace and beautiful views of the surrounding area, extends across the entire fifth retreating floor. The basement will be used for parking and cellar compartments.

The architectural design

The architectural design of the residential building is by architect Heidler from VHE architectural studio and is in keeping with the surrounding developments and based on the traditional and esteemed functionalist architecture of the First Republic.

As a location, the Prague district of Podolí is greatly valued by potential buyers because it offers living in the tranquillity of a green area with the entire range of amenities nearby, as well as being easily accessible.
