The Pod Hanspaulkou residential project, which was implemented by development company CODECO, offered potential buyers 32 spacious residences in four villa buildings.

 

The luxury residential project in Hanspaulka, a stylish prestigious Prague 6 address, has been met with great interest: some 88 % of the units have already been sold. All that remains are four apartments with spacious front gardens, each with an area of over 100 square metres.

 

Successful sale of the apartments

Speaking of the successful sale of the apartments, Radek Zábrodský, director of CODECO, added: "Our expectation that the high-end residential sector in Prague has potential despite the current financial crisis has been substantiated.

 

The success in sales confirms that luxury housing is the part of the residential market least effected by the current economic situation and provided that it is a smaller scale top-quality project, potential buyers will be found."

 

The Pod Hanspaulkou luxury housing project, designed by architects Radim Hubička and Petr Kahoun, is consistent with the current trends in Czech architecture, while at the same time based on the functionalist architecture of the 20th century.

Four villa houses comprise a total 32 spacious luxury residential units ranging from two-bedroom apartments (3+kitchenette) to four-bedroom apartments (5+kitchenette) and 3 non-residential units ranging in size from 96 to 152 sq m.

 

A standard feature of all the apartments are two bathrooms, with daylight entering the majority of them. In addition to being spacious, the residences also have sufficient storage room which is essential for pleasant, comfortable living.

 

There are closets, cloakrooms, alcoves for built-in wardrobes, as well as cellar compartments located in the basement of the buildings. Each apartment has at least one terrace or front garden. There is ample parking space in the basement garages, each with its own elevator; each apartment is allocated two parking spaces.

 

The location of Hanspaulka

The Prague neighbourhood of Hanspaulka enjoys excellent accessibility, both by car and public transport. It is located not far from Vítězné náměstí in Dejvice which is serviced by several tram and buses routes and is also the terminus of the A line of the Prague underground.

 

Both the city centre and Ruzyně Airport can be reached within 15 minutes. All amenities are in the area: shops, restaurants, healthcare institutions, a post office, kindergartens and schools, including the Czech Technical University, and several theatres: Dejvické Theatre, Semafor Theatre and the popular children´s Spejbl and Hurvínek Theatre.

In the summer of last year the Pod Hanspaulkou project successfully obtained an occupancy permit and its first residents, who have now settled in nicely, started to move in last autumn.
