Occupancy Permit Obtained for Phase One of Hermanův Dvůr

The occupancy permit for phase one of the exclusive residential complex Heřmanův Dvůr has been granted. This comprises 4 three-storey terraced family houses with a small garden and 3 apartments with a separate entrance. The two apartments on the lower floors are maisonettes, also with their own garden, and there is a loft apartment located in the attic above them.

The first owners can start moving into their new homes very soon. The completion of phase two of the project, an apartment building with 4 apartments and a studio, is planned for February of next year.

Magical touch of Heřmanův Dvůr

Heřmanův Dvůr is being developed in the spectacular surroundings of the Šárka Valley. The project gets its magical touch not only from its unique architectural design, but also from the quiet country atmosphere and history itself, which is so evident in what was once a settlement dating from the 17th century.

"Heřmanův Dvůr retains the appearance of a country manor, while at the same time offering a functional living concept of third millennium calibre. This combination of unique living in the tranquillity and privacy of a green area, while not far from the centre with all its infrastructure and amenities, is very hard to find in Prague nowadays.

"This will be appreciated both by families with children and individualists seeking quality housing," said Ondrej Sedláček, general director of development company MOD-INVEST.

The architectural style is characterised by light, clean lines, with materials which connect the building with nature. The interior fittings and specifications of the houses and apartments represent timeless, elegant design and precise craftsmanship.

The new residents are sure to appreciate the high-quality materials which are now standard "wooden euro windows and balcony doors, modern wooden inside doors and front doors, Magnum oak wooden flooring, frost-resistant outdoor paving, first-rate Italian designer Impronta Italgraniti and Iris tiling, and many more features.

Uniqueness and Cosiness

The individually designed interiors give the feeling of uniqueness and cosiness, while meeting all the requirements of the modern individual. French windows, stucco ceilings, interesting through views, glass entrances to the conservatory and gym, garden terraces" these are only a small number of the other features which illustrate how attractive it is to live in Heřmanův Dvůř.

The Heřmanův Dvůr residential project is located right next to the forest park and not far from the Tichá Šárka nature reserve. It comprises a total of three buildings with eleven residential units and one studio. The project layout involves an irregular triangle with a central courtyard with greenery.

The dominant features are the original gate to the historic manor and the unique, professionally restored sundial. The entire complex is closed which ensures privacy and safety for residents and is a pleasant place where they can enjoy peace and quiet. In addition to a studio, each residential unit is allocated 2 parking spaces, which are located around the outer areas of the complex.
