CRESCON is launching another project of exclusive housing to the market in Prague 4. It will be a solitary block of flats with nine spacious housing units that will be built in Braník in Ve Studeném Street no. 4, on the edge of the Lhotka forest park.

 

The Ve Studeném 4 project

The Ve Studeném 4 project offers a block of flats with five storeys and nine flats. There will be two flats on each storey with the exception of the uppermost floor. They are mostly created as 4 room flats with kitchenettes and with an area of approx. 119 m2, only one on the first storey is conceived as a three room flat with a kitchenette and with an area of 86.5 m2.

 

Each flat has a spacious terrace and the flats on the ground floor also have their own yards. One 136 metre flat with a 100 metre roof terrace is spread out over the highest floor. The underground floor will be used for parking and cellar stalls.

 

CRESCON is putting the block of flats with an elaborated spatial arrangement of the flats up in Prague´s Braník villa neighbourhood. The location of this project guarantees a pleasant environment and gives the flats an extensive view.

 

With regard to the project and location the Director of CRESON, Jan Jerie, stated: "This project optimally joins comfortable family housing with the peace and quiet of the surrounding nature, while within easy reach of the centre and a wide spectrum of civic amenities. The Novodvorská shopping centre is within walking distance, as are the small shops in old Braník.

 

Relaxation and sporting activities

The adjacent forest park, which spreads out over the territory of lower Braník and continues all the way to Lhotka, allows for relaxation and sporting activities. The future owners will most definitely appreciate the fact that their children will be able to spend their leisure time in natural, quiet and safe surroundings.

 

Another advantage is the proximity of the Vltava River, along which a cycling path leads against the current from the centre of Prague to as far as Zbraslav. Devotees of golf will find a quality golf course in neighbouring Hodkovičky. In the summer it is possible to swim in the Žluté lázně or in the swimming pool in Podolí, while fans of winter and skating will appreciate the nearby ice arena.

 

The location is very accessible from the embankment direction via old Braník or from above from Novodvorská. Four city bus lines that connect this locality with the metro´s B line (at Smíchovské nádraží) or the metro's C line (at the Kačerov station) are located near the building.

 

A tram stop that provides a comfortable and fast connection with the city centre is only a few minutes away.

 

Unique place for living

"We are convinced that our projects differ from the others in the prestige of the locality, the quality of the architecture, the ingenious spatial arrangement of the flats, precise technical implementation and materials used," Jan Jerie stated.

 

Just like with the Procházkova 7 project, the architectural and project solution was prepared by the renowned VHE architectural atelier by architect Stanislav Heidler.

 

The Ve Studeném 4 development project currently has had the valid zoning and planning decision issued. Now the documentation for the building permit is being prepared and the sale of the flats is commencing.

 

The start of the construction is planned for the end of 2009 or beginning of 2010 and it is planned for completion in the summer of 2011. The overall investment costs will amount to approx. CZK 80 million.
