Development companies Euro Ventures and ITAKA have decided to join forces to implement the Lochkov Lofts residential project located on the outskirts of Prague, south-west of the city. The renovated buildings of the former brewery in the city district of Lochkov, located only 13 kilometres from the centre of the capital, offer 73 residential units in a tranquil green area.

 

They are designed for those who require a high standard of comfort at a reasonable price while at the same time, long for atypical living with a distinctive atmosphere.

 

The sensitive renovation of a derelict brewery

Some 73 apartments with an original design will be created in Lochkov in the city district of Prague 5 through the sensitive renovation of a derelict brewery. The entire complex consists of four buildings surrounded by green areas which will offer apartments ranging in size from 30 sq m to 125 sq m, 1+kk to 5+kk and 8 studios.

 

The original three buildings will be renovated and, in the case of two of the buildings, an extension will be built in keeping with the traditional architecture. The complex will also feature one new building.

 

"The individual buildings will be a medley of diverse housing types from which all potential buyers will be able to pick and choose. Studios and smaller apartments which would suit young couples, for instance, are available.

 

Families with children, in particular, will appreciate the larger apartments and maisonettes. Some of the apartments will have a loft living character with high ceilings and an open, bright space," said Sylva Krtilová, Sales & Marketing Manager at Euro Ventures, speaking of the project.

 

Privacy and Security

Some of the apartments have terraces and loggia; select ground floor apartments have their own front gardens. The layout of the buildings into a square-shaped complex with an inner courtyard creates a natural, enclosed complex which provides residents with privacy and security.

 

Cellar compartments and parking spaces will be available in the underground floor which can be accessed directly from the complex entrance. Therefore, traffic noise does not interfere with tranquillity within the complex.

 

"An advantage of the Lochkov Lofts project is also its location. Lochkov is a tranquil, quiet district on the outskirts of the capital city which enables pleasant living in a green area. At the same time, the location is very easily accessible.

 

The journey to the city centre by car or public transport takes approximately 15 minutes," added Sylva Krtilová. "Even the location itself offers new owners highly regarded advantages: an enclosed children´s playground directly below their windows, as well as nearby tennis courts, a football pitch, a new fitness centre and a restaurant."

 

The architectural concept

The architectural concept was designed by renowned Italian architect and restorer Alberto Di Stefano who is also the director of the second development firm, ITAKA. He has been operating in the Czech Republic for 15 years now, focusing on the renovation of historic cultural and industrial buildings.

 

He has implemented several successful projects: for instance, the redevelopment of the Art Nouveau Nusle Mill into loft apartments and the renovation of the Art Nouveau Villa Helena national monument in Prague 5.

 

His delicate approach to the renovation of historic buildings with emphasis on preserving the original features and distinctive atmosphere is also reflected in the Lochkov Lofts project.

 

"Our aim is to preserve as far as possible the original architectural features in keeping with modern architecture. We respect the character of the period to the maximum extent possible. Therefore we will sensitively renovate the brewery towers with their brick chimneys, the building and location´s landmark, and they will become the heart of the entire project.

 

We want to offer the future residents of Lochkov Lofts comfortable living which is only a short distance from the centre of the capital but has the hallmark of originality and exceptionality," explained architect Alberto Di Stefano.

 

The exclusivity of the project

The exclusivity of the project can be attributed not only to its atypical nature and architectural design but also to the emphasis put on the high quality of the materials used and the interior fittings and specifications. Kitchen units equipped with all the necessary appliances are included in apartment prices.

A building permit has now been issued for the project and is expected to come into legal force over the coming days. Development is set to be launched in the spring of next year and apartments are due for completion by the end of 2011.
