The Kolovrátek residential project from the CODECO development company is currently finishing up and heading for final approval. Construction is continuing on schedule and the final inspections, i.e. the pre-acceptance of the flats with the future owners, will begin in January.

 

The new owners will be able to inspect the condition of the completed flats (including any requested client changes) during these inspections.



Construction of Kolovrátek project

The Kolovrátek project is comprised of three low-rise buildings with 43 residential units located in the quiet city district of Kolovraty in the south-east part of Prague 10.

 

Construction was begun in September 2008 and it will already be completed next month, in December.

 

The project, which is being implemented by the general contractor ČKD PRAHA DIZ, was issued a binding decision on the approval of test operations and preparations have got underway to prepare the buildings for the approval process.

 

Construction was completed on building C as part of the final modifications and the boiler room was put into test operations.

 

Work on the roads and landscaping, including the planting of trees, were also completed. The handover and acceptance of the utility networks is currently taking place and work is continuing on the completion of the remaining two buildings.

 

"We are glad, in today's difficult situation on the real estate market, that we were able to keep to the schedule and complete the project as planned without the slightest problem.

 

We will be undergoing the approval process in the coming days and after the New Year we will start handing over the first flats.

 

The new inhabitants will thus start moving in to their new homes at the beginning of next year," Martin Jan, the Sales and Marketing Director of CODECO, stated.

 

Pleasant family living

The Kolovrátek housing project offers pleasant family living in a quiet location within reach of the countryside. 43 residential units with areas ranging from 36 to 119 m2 are distributed in 3 low-rise buildings with gable roofs.

 

The flats are available in one to four room versions with kitchenettes and 10 duplexes flats. There are also two non-residential units with sizes of 44 and 101 m2 on offer on the ground floor.

 

They can be used, for example, for a shop, offices, doctor's or vet's office. Every flat has a balcony; some have a yard measuring up to 200 m2.

 

Parking is partially provided in the underground of one of the buildings and partially in outdoor parking lots. Each flat will receive at least one parking spot.

 

A show flat was opened in the autumn of this year. The buildings' low energy rating, demonstrated by the B type (energy efficient building) label, is an important parameter of the Kolovrátek project.
