The implementation of the Block of Flats Romance II Project comprises a few stages; the block of flats A will be built as the first one. The entire complex offers all the advantages of living outside the hustle and bustle of a big city while the city centre is within easy reach as well. You will thus get an ideal place where you can spend your leisure time and relax and at the same time the place from which you will have no problem to get to work, do shopping or go after entertainment! The seven-storey block of flats A will be the highest building within the complex with its 133 flats and 135 parking places. Within the Blocks of Flats Romance II Project all the buildings are designed as multiple-storey ones with the top storey designed as a retreating one. The underground levels with garages are partly above the ground. Roofs of the blocks of flats are flat, drained by means of outside rainwater pipes. Roofs of the garages are covered with a vegetation layer and planted with greenery. This area will be used as front gardens of flats or as common terraces. Facades of the buildings are simple as regards their shapes; plaster is a combination of light and dark shades or multicoloured slab facing is used. Surfaces of the façades are broken down with recessed balconies, here and there are line balconies in exposed facades to stress them. Large windows are used in recess balconies to achieve maximum sun exposure and light in the flats. Windows in the other rooms are mostly single opening ones. The block of flats A has seven above-ground storeys and one underground level. There are mostly two-room flats with a kitchenette, but there is also a small number of three-room flats with kitchenette and on top storeys are a few four-room flats with kitchenette. The building is divided into four sections. On the above-ground storeys there are flats with balconies and recessed balconies (and some flats on the ground storey have front gardens). The top residential storey has retreating terraces. All the storeys are interconnected by means of a communication vertical shaft with a lift and double-flight stairs which are directly connected to the access road on the level of the ground storey. All entrances into the building are barrier-free ones. The entire underground level is used especially as a car park, in addition to this there are cellar compartments belonging to particular flats. The underground car park is interconnected with the other storeys with a lift and a staircase. The main entrance level is above the ground and is accessible along a ramp from outside or also along a staircase. On particular storeys the staircase is linked to corridors leading to individual flats. All lands adjoin streets K Netlukám and K Uhříněvsi. Parking places for guests are situated along the access road. The surrounding areas will be landscaped.
